When is it a good time to Rent? Definitely NOT NOW!

People often ask whether or not now is a good time to buy a home. No one ever asks when a good time to rent is. However, we want to make certain that everyone understands that today is NOT a good time to rent.

The Census Bureau recently released their first quarter median rent numbers. Here is a graph showing rent increases from 1988 until today:

A recent Wall Street Journal article reports that rents rose “faster last year than at any time since 2007, a boon for landlords but one that has stoked concerns about housing affordability for renters.”

The article also cited results from a recent Reis Inc. report which revealed that average effective rents rose 4.6% in 2015, the biggest gain since before the recession. Over the past 15 years, rents have risen at a rate of 2.7% annually. 

Where are rents headed?

Jonathan Smoke, Chief Economist at realtor.com recently warned that:

“Low rental vacancies and a lack of new rental construction are pushing up rents, and we expect that they’ll outpace home price appreciation in the year ahead.”  

Bottom Line

NAR’s Chief Economist, Lawrence Yun had this to say in the latest Existing Home Sales Report:

 “With rents steadily rising and average fixed rates well below 4 percent, qualified first-time buyers should be more active participants than what they are right now.”

One way to protect yourself from rising rents is to lock in your housing expense by buying a home. If you are ready and willing to buy, let’s meet up to determine if you are able to today!

Five Reasons Why I Love Where I Live!

VineyardsBarrrier BeachesLong Island is one of the most beautiful places to live!  With our beaches on the south shore, the Long Island Sound on the North Shore, wineries, historical attractions, fabulous restaurants and cultural events, we are truly blessed New Yorkers!  For those who enjoy city life, but not to call it home, a 50 minute train ride gets you into Penn Station New York – and all the city has to offer is at your fingertips, from the Statue of Liberty, Ellis Island, Museums, Empire State Building, Freedom Tower and the shows on Broadway, you can always visit NYC and return to suburban life at the end of the day.

Music on Long Island (Nassau and Suffolk) is strongly influenced by the proximity to New York City and by the youth culture of the suburbs.  There are many venues to attend a concert, from Jones Beach Nikon Theatre in the summer months, to the NYCB Theatre at Westbury for a wide range of artists and fabulous entertainment to the YMCA Boulton Center in Bay Shore which features quality arts programs that entertain, educate and inspire the culturally, racially and economically diverse population of Long Island. A wide range of programs and classes are offered across the arts spectrum including music, dance, film and spoken word. Particular emphasis is placed on education and outreach.

But of all these fabulous things to do in the community where I live, by far my favorite is enjoying the seasons at our beaches, Robert Moses State Park. Day trip and take your spot in the sand on a summer day, or take a ferry over to Fire Island where you can enjoy a day at the beach, shopping and dining waterside. Or, take a drive out to Montauk and visit the lighthouse.

A trip to the Hamptons is always a fabulous way to spend the day – shopping, dining and enjoying many cultural events and designer fairs.

As a realtor here on Long Island south shore, many of my listings feature luxury homes on the waterfront. Presently one of my favorite listings is on Oak Beach at 62 The Narrows, with outstanding views from every room! Sunrises and sunsets are extraordinary and the lifestyle of beach living truly unique.

So to recap, there aren’t too many places that offer its residents as much as Long Island. I love Long Island, beaches, dining, entertainment options, homes, vineyards and of course its close proximity to New York City.

What a truly fabulous place to call HOME!
